How to choose an East-facing plot?
East-facing plots are popular because they get the morning sun and are considered auspicious in Vastu.
When choosing one, check:
• The road is on the east side, and the plot is truly facing east (use a compass app).
• Road width and access – wider roads are better for resale.
• The approval (DTCP/RERA), patta and encumbrance certificate.
• Plot size and shape – rectangular plots are easier to build on.

DTCP vs RERA — What should you know?
DTCP (Directorate of Town and Country Planning) approval means the layout has been approved by the Tamil Nadu planning authority – roads, open spaces and plot sizes follow the rules.
RERA (Real Estate Regulatory Authority) registration protects buyers of projects. In Tamil Nadu, projects above the size limits must be registered with TNRERA, and the promoter must share project details and timelines.

What is a Cent, Ground & Sq.Ft?
These are common land-area units in Tamil Nadu:
• 1 Cent = 435.6 Sq.Ft
• 1 Ground = 2,400 Sq.Ft (about 5.5 cents)
• 1 Acre = 100 Cents = 43,560 Sq.Ft
